Reservation Policy

Checkin Policies
CHECK-IN time 15:00  onwards ( we can do self check in )
CHECK-OUT time up to 10:00 a.m. ( late check out upon availability )
Guests are required to show a photo identification. Please note that all Special Requests are subject to availability and additional charges may apply.

Children and extra beds
All children are welcome. Cot and High Chair are free upon request.

Pets
Pets are not allowed.

Minimum Age
There is a minimum age for renting. Unless approved in writing in advance, we cannot rent to children under 18 years of age unless accompanied by one (1) or more adult guardians or parents.

No parties
We will not accommodate hen, stag or similar parties. Furthermore, guests should pay attention to comply with social and ethical rules, not to make noise to cause a disturbance, no parties, no loud music are allowed and not to engage in any activities that are prohibited. Guests are expected to respect the peace of their neighbors at all times. No outdoor, or loud indoor, music is permitted from 22:00 to 07:00.

In the interests of safety, due care should be taken at the Property at all times, especially with children. Children should never be left unattended in the premises.

Terms & Conditions

Additional costs

On arrival, we require a deposit against damages of a minimum of €150 or €50 per person depends on the number of guests. This is refunded after property inspection.
The cost of electricity, mains water, cleaning are included in rental rates for shorlet’s bookings. For monthly period water and electricity is not included.
There is a National Environmental Contribution Tax of €0,50 per person per day (up to a maximum of € 5,00 per person per stay) that is also payable on arrival.

Utilities
Please note that in the weekly price of the property utilities are included as per below:
0. 5 cubic meters of water per person per week
100 kWh  per 1 bedroom apartment per week;
150 kWh  per 2 bedrooms apartment per week;
200 kWh  per 3 bedrooms apartment per week.
These consumption references for water and electricity should be more than sufficient for normal use for a week. Turn off lights, air conditioning, and electrical appliances when you are not using them to stay within the limits included in the price.

If the above-mentioned parameters are exceeded, the following rates will apply for the extra consumption:
€0.38 per kWh for electricity and €5.60 per cubic meter for water.

The water and electricity meters are noted at the beginning and end of the stay.

Regarding the monthly rate, please note that the price does not include bills of water, and electricity. The guest will just pay what they consume. Usual estimation is euro 60/80 per month (without the use of air-condition).

Garbage
All rubbish/garbage/recycling is taken all out of the apartment and disposed of in the correct manner as instructions.

Damage or Losses
Please treat the Property rented accordingly, and leave the Property and all its contents in good order and in an acceptably clean condition. Any damage or losses caused during the Rental Period, as well as any special cleaning requirements, will be the Guest’s responsibility and may be charged to the Guest’s account and deducted from the Guest’s security deposit. In cases of excessive or unacceptable loss or damage at any time during the Rental Period, the Owner or Owner’s Representative may require the Guest and their party, including visitors to vacate the Property immediately, without compensation or refund.

Access
The Property and its facilities are available for the Guest’s full enjoyment during the Rental Period. However, the Owner, Owner’s Representative may need access to the Property. Unless it is a case of emergency like example fire, owner will always ask for permission before entering.

Number of Guests
The number of persons (adults and children) staying at the Property must not exceed the maximum number of sleeping places indicated in the booking confirmation unless specifically authorized in writing. Exceeding this number may invalidate any insurance policy on the Property. Entry or access to the Property may be refused or limited where the number of guests exceeds the stated requirement.

Use of Property
All bookings are assumed to be for normal holiday purposes only, and the Guest agrees that the use of the Property will be limited to this purpose only.​

Subletting
No type of subletting is allowed

Conduct and Due Care
The Guest is asked to respect this and ensure that all guests and visitors to the Property behave appropriately. Illegal or immoral activities including gambling, prostitution, prohibited drugs, possession or use of pyrotechnics or dangerous goods, and possession or use of firearms and other weapons are all strictly prohibited.

Smoking is strictly prohibited. If apartment smells of smoke a minimum of €1,500 deposit is to be kept by the lessor until determination of cleaning costs and any cost due to compensation/relocation of new guests.

Valuables and Security
Any Guest valuables or property left or used at the Property are at the Guest’s own risk. Neither the Owner or the Owner’s Representative accepts any responsibility for loss of or damage to Guest property. The Guest is responsible for the Property during the Rental Period and must ensure that all windows and doors are locked securely when not on the premises. Any act or omission by the Guest, their party and/or visitors which may negate or prejudice the Property’s insurance policy and/or results in loss or damage is the Guest’s responsibility.

Complaints
Every attempt will be made for the Guest to have an enjoyable stay. If the Guest should have a problem during the Rental Period, please inform the Owner or Owner’s Representative immediately who will endeavor to put things right. In order for the Guest’s complaint to be addressed, the Guest must communicate any problem whilst on location. If no complaint is reported during the Rental Period, the Owner will assume that the Property was to the Guest’s satisfaction and no complaint will be entertained.

Provisions
Self-catering accommodations require that the Guest supply all provisions and consumables necessary for daily living. The staff at the Property may accommodate any reasonable requests to purchase provisions on the Guest’s behalf, and this will be charged to the Guest’s account. ​

Force Majeure
The Owner or the Owners Representatives may not be held liable for refunding or any kind of indemnification to the Guest(s), if the booking of the property is ad hoc not possible for reasons outside of the Owners or Owners Representatives control, including without limitation possible fires, extreme climate conditions, labor disputes, or other force majeure events. ​

Personal Data Protection
This agreement is governed by the Maltese Data Protection laws and regulations along with the General Data Protection Regulation (GDPR). You also expressly authorize the Owner, to provide your personal data to the respective national data protection authorities for the purposes of compliance of the applicable laws and regulation. ​

Jurisdiction
This agreement will be governed by the laws of Malta and the Maltese Jurisdiction System. In the event of controversy arising from the booking and Property rental that cannot be resolved amicably between the parties, both parties agree to exclusively refer the matter to the Maltese Courts. ​

The Guest agrees that these terms and conditions have been read, understood and have been accepted and agreed to by the Guest without reservation and without exception.
